Vaalpark is the newer end of the Vaal — estates, complexes and houses young enough that the wiring is not the problem. Here the job is almost never a rotten old board. It is adding something to a finished house without wrecking it: a plug where the desk now stands, a light over the island, a point for the pool pump, a circuit for the new appliance.

That means working through finished ceilings and painted walls, fishing cable through what is already there instead of chasing new channels everywhere, and cleaning up after myself. I plan the route before I cut anything, and I show you the plan on your phone first. If the tidy way costs a bit more than the quick way, you get both prices and you choose.

The second Vaalpark difference is permission. In an estate or a complex the trustees or the home owners' association usually have rules — about fence and wall height, about what may be fixed to a boundary wall, about noise hours and contractor access at the gate. I ask what your scheme's rules say before I quote, and I keep to them. If a fence line needs the trustees' approval, I would rather wait a week for it than have you told to take it down afterwards.

Third: this is the Free State. Vaalpark sits in Metsimaholo Local Municipality, not Emfuleni and not Gauteng — so the outage numbers, the prepaid vendor and the tariff are Metsimaholo's, and the Emfuleni smart-meter programme running through Vanderbijlpark has nothing to do with your meter.

In a complex the real skill isn't the wiring. It's leaving the place exactly as you found it — plus the plug.
How I quote work in newer houses

A word on certificates in a sectional-title scheme: the certificate for your unit covers your unit's installation, and the common property is normally the body corporate's responsibility. When I look at the property I will tell you plainly which is which, and if something I find sits on the common side I put it in writing so you can hand it to the trustees rather than pay for it yourself.

Selling a townhouse or a unit? The certificate is R3 000 for the first DB board, additional boards quoted, and the test report comes with it. Tell me the scheme and the unit and I will send a price back in writing.

If the property is supplied directly by Eskom, that is 0860 037 566. And in a complex, check with the caretaker first: it is often the scheme's own supply or main board, not yours.

Do the trustees have to approve the work?
For anything inside your own unit, normally not. For anything on a boundary wall, a roof, an outside wall or the common property — fencing height, cable routes, mounting brackets — most schemes want approval first, and some have set contractor hours. Tell me your scheme's rules when you ask for a price and I will quote to fit them. I would rather wait for the approval than have you told to undo the work.
Will you make a mess in a finished house?
That is the part I plan hardest. I look for a route through existing ceilings, roof spaces and cupboards before I cut anything, show you the plan on your phone, and tell you honestly where a patch and a paint touch-up will be needed. Then I clean up. If the neat route costs more than the quick one, you get both prices in writing and you decide.
